What you acquire with STATELY, how the product relates to the property and how the process works. In plain English and without a sales pitch.
What you invest in
You invest through STATELY AG, based in Triesen, Liechtenstein, in a specific US property. STATELY AG is the party obliged to pay.
This does not make you the owner of the property, not even partly. Your claims are not secured by a mortgage or any other right in rem over the property.
What your claims are based on
Payments and repayment depend on the funds and proceeds economically allocated to the respective product. This is called limited recourse. If these funds are not sufficient, the remaining assets of STATELY AG are not liable.
What stands behind the product
A rented residential property in the USA. Rental income, vacancy, maintenance and management determine how much money is available for the product.
The property is financed with a senior US mortgage loan (senior mortgage). In a default, this bank is paid first.
Term and repayment
The product term is 24 months. The US financing usually runs longer. At the end of the term, repayment may therefore require a refinancing or a sale.
Currency and liquidity
The investment is economically in US dollars. If you think in euros or Swiss francs, you carry the exchange rate risk.
At present you cannot sell your investment to other investors. Plan on staying invested until the end of the term.
Taxes
The tax consequences depend on your residence and your status. Withholding taxes can reduce payouts. STATELY does not provide tax advice. If in doubt, ask your tax adviser.
How an investment works
- Waitlist. You sign up. Everyone on the list receives the documents for the first property first.
- Registration and identification. You create an account. Identity, anti-money-laundering and sanctions checks run digitally through a specialised service provider.
- Read the documents. Before you invest, you receive the product and investment terms, the risk warnings and, where required, the key information document on a durable medium.
- Application and acceptance. You submit an investment application. The contract is only concluded once all conditions are met and STATELY AG accepts.
- Payment and reporting. You pay via the designated payment method. You then see your holding in your account and receive the reports on the property.
Risk warning. Investments can lead to a partial or total loss of the capital invested. Only the product documents and the risk warnings are binding.
